Victoria Murray owns a lot at 998 W. County Road B in Roseville. The lot is 297 feet <br />deep and extends through to Burke Avenue. Currently, a single family house is located on <br />the north half of the property fronting on County Road B. it is Ms. Murray's proposal to <br />divide this property into two single family lots, one fronting on County Road B, the other <br />fronting on Burke Avenue. <br /> <br />2. The property Ms. Murray would like to divide is 28,215 sq. ft. in size and is zoned R-1 <br />Single Family. The <br />existing house on proposed Parcel A meets aU setback requirements. Parcel B is large <br />enough to build a single family house without the need for setback variances. <br /> <br />3. The Planning Commission, at the April 12, 1995 meeting, unanimously <br />recommended approval of Victoria Murray's request for division of platted lot at <br />998 W. County Road B, exclusive of right-of-way dedication along County Road B <br />pending review (for consistency with the dedication policy), but accepting a 15 foot <br />additional dedication along Burke Avenue to establish a 30 foot right-of-way. <br /> <br />1 <br />
