The Engineering Department has reviewed this application for a division of a platted lot <br />and has indicated that a sanitary sewer and water service was provided to this lot when <br />Burke Avenue was reconstructed. The engineers have pointed out that there will be a <br />need for 10 feet of right-of-way for County Road B and an additional 15 feet for a total of <br />30 feet of right-of-way for Burke Avenue if this lot division is approved. <br /> <br />Staff Recommendation: <br /> <br />1. The site under consideration is 28,215 sq. ft. in size and is zoned R-l Single Family. The <br />proposed lot division will create two single family lots in the City ofRoseville. Both lots <br />meet the minimum lot width and lot size requirements of the Roseville City Code. It is <br />possible to build a single family house on the vacant parcel without seeking setback <br />variances. Therefore, it is staffs recommendation that Victoria Murray's request for a <br />division of a platted lot at 998 W. County Road B be approved subject to the applicant <br />providing the 10 feet of right~of-way for County Road B and the 15 feet of additional <br />right-of-way for Burke Avenue as a part ofthis lot division. <br /> <br />Staff did review the dedication policy (attached) and determined that, through subdivision, <br />the City policy is to accept dedication of right-of-way to meet expanding needs of the road <br />system. <br /> <br />Council Action Requested: <br /> <br />1.
