<br />Burke Avenue was reconstructed. The engineers have pointed out that there will be a <br />need for 10 feet of right-of-way for County Road Band 30 feet of right-of-way for Burke <br />Avenue if this lot division is approved. <br /> <br />4. Summary and Conclusion <br /> <br />The site under consideration is 28,215 sq. ft. in size and is zoned R-I Single Family. <br />The proposed lot division will create two single family lots in the City of Roseville. Both <br />lots meet the minimum lot width and lot size requirements ofthe Roseville City Code. It <br />is possible to build a single family house on the vacant parcel without seeking setback <br />variances. Therefore, it is staffs recommendation that Victoria Murray's request for a <br />division ofa platted lot at 998 W.
