The Whaley property, located at ]061 Roselawn Avenue, is 3.19 acres in SIze, is zoned R-] Single FamiJy Residential and is designated as low density development on the City's Comprehensive Land Use Guide Plan. The property currently has one single family house located in the approximate middle of the lot and older farm out-buildings located in the rear of the property. To the north, east, and south of the site, the land use is existing single family neighborhoods, To the west and adjacent to the property is the True Value Hardware Store that fronts on Lexington Avenue. Manager Reviewed: ~~ Agenda Section: Item Description: 2, Following a series of neighborhood meetings and a presentation to the City Council at their March Work Session, ~Gordie Howe, of Masterpiece Homes, presented a proposed 16 unit townhouse development to the Planning Commission at their June 14, 1995 meeting. 3. The proposed project is located immediately north of Rosel awn Avenue, east of Lexington. The property is bounded on the north by single family homes &onting on Ryan Avenue, to the east by single family homes fronting on Draper Avenue, to the south by single family homes on the south side ofRoseJawn Avenue and to the west by the True Value Hardware Store fronting on Lexington. The site has been designated as Jow density residential in the Rosevil1e Comprehensive Land Use Guide Plan since 1979 and the} 994 update continues this designation for this area. The land use plan defines low density residential as up to 4 units per acre. The zoning for this property is currently RM 1 Single Family Residential. Masterpiece Homes is proposing a residential planned unit development that would include 16 townhome units, 4. At the June 26, 1995 meeting, the Council considered a request by Masterpiece Homes, I~c. for general concept plan approval of a 16 unit planned unit development on the Whaley property located at 1061 Roselawn Avenue.
