The Whaley property, located at ]061 Roselawn Avenue, is 3.19 acres in SIze, is zoned <br />R-] Single FamiJy Residential and is designated as low density development on the City's <br />Comprehensive Land Use Guide Plan. The property currently has one single family house <br />located in the approximate middle of the lot and older farm out-buildings located in the <br />rear of the property. To the north, east, and south of the site, the land use is existing <br />single family neighborhoods, To the west and adjacent to the property is the True Value <br />Hardware Store that fronts on Lexington Avenue. <br /> <br />Manager Reviewed: <br /> <br />~~ <br /> <br />Agenda Section: <br /> <br />Item Description: <br /> <br />2, Following a series of neighborhood meetings and a presentation to the City Council at <br />their March Work Session, ~Gordie Howe, of Masterpiece Homes, presented a proposed <br />16 unit townhouse development to the Planning Commission at their June 14, 1995 <br />meeting. <br /> <br />3. The proposed project is located immediately north of Rosel awn Avenue, east of <br />Lexington. The property is bounded on the north by single family homes &onting on Ryan <br />Avenue, to the east by single family homes fronting on Draper Avenue, to the south by <br />single family homes on the south side ofRoseJawn Avenue and to the west by the True <br />Value Hardware Store fronting on Lexington. The site has been designated as Jow density <br />residential in the Rosevil1e Comprehensive Land Use Guide Plan since 1979 and the} 994 <br />update continues this designation for this area. The land use plan defines low density <br />residential as up to 4 units per acre. The zoning for this property is currently RM 1 Single <br />Family Residential. Masterpiece Homes is proposing a residential planned unit <br />development that would include 16 townhome units, <br /> <br />4. At the June 26, 1995 meeting, the Council considered a request by Masterpiece <br />Homes, I~c. for general concept plan approval of a 16 unit planned unit <br />development on the Whaley property located at 1061 Roselawn Avenue.
