The gazebo and open <br />space for the project have been moved near the entrance from Roselawn Avenue. <br />All other design features remain the same. <br /> <br />Concept Plan Description <br /> <br />The residential planned unit development proposed by Masterpiece Homes includes 8 two-unit <br />townhome buildings to be built on 3.19 acres ofland, creating a gross project density of 5 units <br />per acre. The 16 single level townhomes will be priced beginning at $150,000. <br /> <br />The street serving the proposed Rose Villa Townhome development is proposed to be a private <br />street, 26 feet in width, The main project entrance will be ITom Roselawn Avenue in the <br />approximate middle of the property, A secondary access is proposed to connect to Oxford Street <br />and Draper Avenue and a hammer-head turn around is provided on the west edge of the property. <br />For private streets, ~his roadway width is allowed, however, it must be signed for "no parking" to <br />allow emergency vehicle access, Building setbacks for the townhome project are based on the <br />following: <br /> <br />Front: <br />Rear: <br />Side: <br /> <br />30 feet <br />30 feet <br />30 feet <br /> <br />Project Continuity Elements <br /> <br />The entrance ITom Roselawn Avenue will be bermed, landscaped and have project identification <br />signage on both sides of the drive. To provide for surface water runoff control <br />and qua1ity, ponding is being provided immediately north of this recreational area, The grading <br />plan is showing peripheral berming and landscaping to provide a buffer for the single family <br />residential neigh1)ors to the north and to provide screening and to break up the building massing <br />along Roselawn ,,"-venue. <br /> <br />p..rQject Maintenance - Homeowner's Association <br /> <br />It is proposed that the townhome neighborhood for the project will have a homeowner's <br />association, Once the project is completed, the association will be governed by a board elected <br />ITom the people living in the neighborhood, Association fees will be levied against the members <br />ofthe associatim1 for ongoing maintenance responsibilities, including maintaining the private <br />street.
