W (~lLt... ~~I.wt.v ~ ~ witf t'\€..MA.w 0 U' -, <br />The Whaley property, located at 1061 Roselawn Avenue, is 3.19 acres in size, is zoned <br />R-l Single Family Residential and is designated as low density development on the City's <br />Comprehensive Land Use Guide Plan. The property currently has one single family house <br />located in the approximate middle of the lot and older fann out-buildings located in the <br />rear of the property. To the north, east, and south of the site, the land use is existing <br />single family neighborhoods. To the west and adjacent to the property is the True Value <br />Hardware Store that ftonts on Lexington Avenue. <br /> <br /> <br />L <br /> <br />2. At the May 10, 1995 Planning Commission meeting, Gordie Howe, of Masterpiece <br />Homes, presented a sketch plan proposal for a 16 unit townhouse development proposal <br />for this site. The sketch plan followed a series of neighborhood meetings and a <br />presentation to the City Council at their March Work Session. <br /> <br />3. The proposed project is located immediately north of Rosel awn Avenue, east of <br />Lexington. The property is bounded on the north by single family homes fronting on Ryan <br />Avenue, to the east by single family homes fronting on Draper Avenue~ to the south by <br />single family homes on the south side of Rosel awn Avenue and to the west by the True <br />Value Hardware Store &onting on Lexington. The site has been designated as low density <br />residential in the Roseville Comprehensive Land Use Guide Plan since 1979 and the 1994 <br />update continues this designation for this area. The land use plan defines low density <br />resjdential as up to 4 units per acre. The zoning for this property is currently R-l Single <br />Family Residential.
