Clifford Lund is representing Alice Tedrow, the owner of property at 2852 Lakeview <br />Avenue. This property is legally described as Lots 12 and 13, Block 1 Richard's Park <br />Addition. Ms. Tedrow's house is currently located on Lot 12 and it is her desire to divide <br />the property and sell Lot 13 which is currently vacant. <br /> <br />2. While in excess of the minimum size of <br />11,000 sq. ft., they are only 80 feet in width along Orchard Lane, A number of the lots in <br />this area are platted to that 80 foot of frontage range and these lots would be consistent <br />with the lots in this area. Ms. Tedrow's house is located on Lot 12 in a manner that does <br />not require any setback variances. 80 feet is a wide enough lot to build a reasonable single <br />family home without the need to request a setback variance. A reasonable condition of <br />approval would be to stipulate that building permits for newly created lots not include a <br />request for a variance to setback requirements. <br /> <br />1 <br />
