The Planning Commission, at the April 12, 1995 meeting, unanimously <br />recommended approval of Clifford Lund's request for division of platted lot at 2852 <br />Lakeview Drive with the stipulation that the construction and building permit on <br />Lot 13 not require variances. <br /> <br />Engineering Considerations <br /> <br />1. The Engineering Department has reviewed this application for a division of a platted lot <br />and has indicated that sanitary sewer and water services have already been constructed to <br />Lot 13. They have no other concerns about this application. <br /> <br />Staff Recommendation: <br /> <br />1. The site under consideration is 28,070 sq. ft. in size and is zoned R-1 Single Family. The <br />property consists of two platted lots that were combined in the past and are now proposed <br />to be divided. The two lots being created, while not meeting the lot width requirements of <br />the code, are wen in excess of minimum lot sizes for the City. It is possible to build <br />reasonable single family houses on the lots as proposed without seeking setback variances. <br />Therefore, it is staff's recommendation that Mr. Lund's request for a division of a platted <br />lot at 2852 Lakeview Avenue be approved with the stipulation that setback variance <br />requests will not be a part of the building permit application for lot 13, Block 1, Richard's <br />Park Addition. <br /> <br />Council Action Requested: <br /> <br />1.
