<br />Engineering Considerations <br /> <br />1. Engineering staff has reviewed this proposal and has made the following <br />recommendations: <br /> <br />a. Rice Street is a State Highway and therefore, a driveway permit will have to be <br />approved by MnDOT. <br /> <br />b. Care needs to be taken to insure that the house has enough fall to the sanitary <br />sewer. The main is only 8 feet deep at the man hole. If the lot is to be filled <br />around the man hole, it must be raised per Roseville standards. <br /> <br />Staff Recommendation: <br /> <br />1. The lot at 3125 Rice Street is vacant and has been unsightly for a period of time. A <br />number of inquiries for commercial or industrial uses on this site have been presented to <br />the City over the years. Mr. Neujahr's proposal is the first residential application the City <br />has seen. The Chief Building Official has inspected the structure and found it to be <br />basically sound and capable of meeting current building code requirements. The one <br />concern is the possible commercial or industrial use of the property in the future. This <br />concern is raised by the large overhead door in the rear ofthe garage. Staff recommends <br />approval of a spec,ial permit for the relocation of a dwelling to 3125 Rice Street subject to <br />the stipulation that no commercial or industrial uses occur on the property. <br /> <br />Council Action Requested: <br /> <br />1.
