ASSISTED LIVING CONCEPT PLAN <br />United Properties is excited about the continued opportunity to work with the City of Roseville in <br />completing the senior living campus with the addition of an Assisted Living Community adjacent <br />to the Applewood Pointe Cooperative along Cleveland Avenue. The assisted living building will <br />enhance the senior living campus allowing residents in the Cooperative, as well as other Roseville <br />residents to remain in their neighborhood. We believe that this plan is ideal for this site and the <br />City of Roseville. <br />ASSISTED LIVING <br />United Properties has acquired approximately 1.3 I. acres to the south of our existing Coop parcel <br />adjacent to Cleveland Avenue. The site is bordered by our existing site to the north, the City - <br />owned wetland to the east, an industrial/light warehouse facility to the south, and Cleveland <br />Avenue to the west. The site contains three homes, one of which is not occupied, and in fact <br />appears to be in very poor condition. One home is occupied by the slaughter of one of the <br />owners, and the other is occupied by a renter. <br />The assisted living facility will be a 3 and 4 -story, approximately 93 -unit building with 46 <br />independent, 34 assisted and 13 memory care units. The facility is primarily for assisted living <br />and memory care, but does contain congregate living for independent seniors looking for limited <br />services. The building will have underground parking for staff and residents. Surface parking <br />includes 30 additional stalls on the west side of the building. First floor will contain independent <br />Iiving and memory care units. The second, third and forth floors will have assisted living and <br />independent Iiving units. <br />The exterior of the building will consist of brick, stucco, and maintenance -free lap siding <br />complementing the design of the adjacent cooperative building. The roof will be asphalt <br />shingled. The interior will include a serving kitchen, dining area, beauty/ barber area, staff <br />lounge, a 2 -story entrance lobby with multiple seating areas, a sun room, private enclosed garden <br />and spa area for memory care, and an office for the on-site manager and nurses. Additional. <br />amenities include an exercise room, game room, and an outside patio. Residents will enjoy a <br />social, interactive, and healthy lifestyle. <br />United Properties has worked closely with city staff in developing this community under a PUD <br />that is environmentally sensitive. Preliminary meetings and discussions were committed in <br />ensuring that the project does not encroach into adjacent wetlands. <br />Following the design principles established with the senior corporative, we are proposing to <br />improve hydrology of the restored wetland to the east improving the overall quality of these <br />wetlands and provide extensive landscaping throughout the property. <br />The front entrance area of the site will be designed to have a more formal landscape and <br />amenities to welcome the residents and visitors. A loop drive will provide easy access into the <br />site for pick up and drop off of the residents and parking. Decorative ponds will provide key focal <br />points on the site. Decorative plantings will extend across the front of the building and along the <br />sides, where it will transition into the general open space at the back of the building. The back of <br />the site will capture landscape complementing the adjoining wetlands and general active open <br />space. <br />
