Creative storm water design and treatment was also used to minimize impact to the site. <br />Stormwater will be collected into a series of ponds, permeable pavers, filtration and infiltration <br />areas to provide treatment. Filtration systems have been utilized to reduce pond footprint sizes, <br />lowering the impact of the development. The clean water and treated water from the ponds and <br />filtration areas will be directed to the adjacent wetlands to improve hydrology. Overflow <br />structures will be utilized to influence increased hydrologic activity for wetland enhancement, <br />We have completed a preliminary demand estimate for congregate; assisted living and memory <br />care housing in Roseville. This was completed by Maxfield Research, Inc. As indicated. in the <br />report, there appears to be very strong demand for this product. Specifically, there is excess <br />demand for 85 congregate units, 65 assisted living units, and 133 memory care units in the current <br />year. These numbers will grow significantly through 2012. <br />We are excited about the opportunity to expand our current independent senior coop project at <br />this site, which we anticipate beginning in the fall of 2008. Demand for this product has been <br />very strong, and focus groups targeting our Cooperative buyers have indicated a very strong <br />desire to have assisted living adjacent to their site. United Properties will partner with an existing <br />assisted living operator in all phases of design, and development, as well as ongoing operations of <br />this Assisted Living community. <br />
