It is our understanding that your Commission is contemplating assessing a <br />park Dedication Impact Fee of $2,000 for each cooperative home, or $-iSS,000 to this <br />development. We are opposed to this additional impact fee. <br />Below are the reasons we believe we have satisfied the Park Dedication Impact Fee <br />requirements under the City's ordinance: <br />1. The plan that is required to provide Park access through our site eliminates the <br />opportunity to build town homes on the northern portion of our site as originally <br />planned. Not only does this reduce the attractiveness of our coop units by <br />eliminating the community feel of the site, it also reduces the economics of the <br />development. <br />2. We Will be incurring added costs to build the road. A public road is more <br />expensive to build than a private access to the cooperative building. <br />3. The length and size of the road improvements go beyond that which is needed <br />for our private development, again increasing our costs. This road is a direct <br />benefit to the City's Park system_ <br />5. We are not being compensated for tho GOSi of the Sand <br />undevelopable by the location of the roast (the lost town home land). <br />6. Our senior development will have minimal, if any, added burden on the Parks <br />system,. Our development includes many on site amenities for the resident's use. <br />3600 AmQrican Blvd. W..
