"., j.Vt. ~~/~~ ~ y~o ? ~ <br /> <br />~ __ c).u.dt. ~ cfL~ wI ~ - ~~t'~. <br />** p.J:- ~(~~ds'~~~~'"tc.tJQ~~~. <br />In 1994, the City Council approved a planned unit development and plat for Har Mar Inc. <br />for a 5.9 acre parcel ofland, west of Snelling Avenue, between Midway Ford and the <br />Conoco/JiffY Lube planned unit development on County Road C. The property was zoned <br />I-I Light Industrial and the retail planned unit development that was approved consisted <br />of 4 buildings, totalling 34,569 sq. ft. The development included a 9,000+ square foot <br />restaurant, a 10,400 sq. ft. retail center anchored by a video store. a 9.000 sq. ft. auto <br />service/food retail c:enter and a 6,000 sq. ft. bank facility. As approved. the development <br />covered approximately 13% of the site. .Jl;,.. ~ ~i-~ <br />b~6.t' o-u^./I <br />The bank that was proposed for the development was the irstar Bank. A out e ~ ..... <br />time that the development approval process was taking pI Investor's Bank was ~ ~ <br />acquiring Firstar. Because Investors Bank is directly east of this SI e, across Snelling f1' Ilk. <br />Avenue, it was detennined that the new banking system would not need the location in <br />Roseville Crossings. The applicant spent a great deal of time pursuing the banking <br />industry for other tenants for this planned unit development. They have finally determined <br />that for a variety of reasons, there is no bank available for this development. Given this, <br />combined with the desire of other tenants for reconfigured space, Har Mar Inc. is <br />proposing to amend the RoseviUe Crossings PUD. <br /> <br />Manager Reviewed: <br /> <br />C2A~ <br /> <br />Agenda Section: <br /> <br /> <br />~ <br /> <br />3. The site is currently being graded and underground utilities are being installed. Building <br />permits issued for building A, the 10,400 sq. ft. building located in the southwest comer of <br />the development that will house Blockbuster Video. Caribou Coffee, and Brueger Bagels, <br />and for the Tire's Plus facility, located in the northwest comer of the development. This <br />facility has been downsized from the original 9.000 sq. ft. to 6,000+ sq. ft. and will only <br />house the Tire's Plus operation. The China Coast Restaurant has been replaced with a <br />Don Pablos Mexican Kitchen Restaurant of approximately the same size, Building <br />inspection staff are currently reviewing building plans for this facility and should be issuing <br />a building permit shortly. The proposed amendment involves replacing the approved b~ <br />use in the northeast comer of the development with a 9,900 sq. ft. retail building anchored <br />by the Boston Market Restaurant.
