The storm water will <br />be collected in a storm sewer system that will direct water t9 the 9,000 sq. ft. NURP pond in the <br />northeast corner. This pond will be a wet pond and althougb slightly reconfigured, the <br />Engineering Dept. has reviewed the drainage calculation and pond design and finds that the <br />drainage system and pond meets design standards for the Ci~. <br />I <br /> <br />Building Materials <br /> <br />It is still the developer's intent to construct each of the four ~uildings with materials approved in <br />the original planned unit development. While the basic building materials such as brick, block and <br />stucco will be common to each building, the use of colored a.wnings, roof applied detailing, and <br />signage will be unique to each users identity. . . <br /> <br />Landscaping <br /> <br />The landscape plan submitted with the proposed amendmen~ is in keeping with the previously <br />approved plan. The code requires that a minimum of 5% of it he parking area be set aside for <br />landscaping. This threshold is met with the plans as present~d and together with the foundation <br />plantings, add continuity among the users of the four buildings. The perimeter planting scheme <br />continues to emphasize clusters to allow visibility for both tips site and the Byerly's center to the <br />west. As with the earlier landscape plan, this plan incorporates the Planning Commission's <br />concern about adding more evergreen species to the site to ~rovide more year-round interest. <br />I <br />, <br /> <br />Site SignaJle <br /> <br />I <br />The proposed amendment maintains the approved sign pack~ge for this planned unit development. <br />This includes two pylon signs, one at the mid point along S~eUing Avenue and one along the <br />proposed entrance on Lincoln Drive. The pylons will be 20~feet high with the name of the center <br />on the top of each sign and the names of primary users on e ch pylon. In addition, the building <br />elevations indicate that the building names of each user wou d be located in a defined sign band <br />area of each building. : <br /> <br />Site Lighting <br />Site lighting will continue to be consistent throughout the p~oposal.
