The original PUD was previously <br />approved on June 28, 1994. <br /> <br />The basic layout of the development is unchanged as it still incorporates four individual <br />structures in generally their same location on the site. However, the usage of Lot 4, which <br />was initially proposed as a 6,000 square foot satellite banking facility with six drive-through <br />lanes is now proposed as 10,200 square foot retail/food facility with pick-up window capability <br />for a food operation. <br /> <br />Throughout the year, exhaustive efforts were expended to locate a banking facility for this site, <br />all with negative results. The developer concluded that to complete the project, an alternative <br />usage was needed. As a result, Boston Market, (formerly Boston Chicken) which was <br />previously shown on the original PUD as attached to the Tires Plus building on Lot 3, has <br />requested inclusion and approval of a 3,300 square foot, sit down restaurant with a pick-up <br />window in the Lot 4 building as shown on the attached plans. Note that Boston Market is nQt <br />considered a traditional "fast-food" operation as typically only 10-20% of their sales is through <br />the pick-up window. <br /> <br />The balance of the building on Lot 4, approximately 6,900 square feet, would be general retail <br />space. <br /> <br />We are providing the following documents for your review: <br />1 Planned Unit Development Application Form <br />1 Check for $200.00, per our discussion <br />1 List of Landowners within 350' of the property <br />6 Sets of 1111 x 17" reduced plans and <br />2 Full-sized sets of plans of: <br />A 1 Overall Development Plan <br />C 1 Grading Plan <br />C2 Layout Plan <br />C3 Utility Plan <br />L 1 Landscape Plan <br />A2 Exterior Elevations: Retail Building Lot 4 <br />
