Thereafter, a portion of said Lot 15 was conveyed to Ayotte Hugley and Adelaide P. Hugley, as joint tenants, for which Certificate of Title No. 99435 was entered. The description on Certificate of Title No. 99435 is as follows: All that portion of Lot 15, Auditor's Subdivision No. 46, Ramsey County, Minnesota, described as follows: Beginning at the Southwest corner of said Lot 15, thence East on the South boundary line of said lot a distance of 80 feet, thence North and on a line parallel to the West boundary line of said Iota distance of 516.54 feet; thence West to the West boundary line of said lot, thence South along the West boundary line of said lot to the place of beginning. The residue certificate is Certificate of Title No. 99436, entered in the name of Irvin J. Orton and Alta R.
