<br />'.... <br /> <br />City of Roseville <br />Planning Commission Minutes <br />July 12, 1995 <br /> <br />larger dining, public entrance, office and handicapped toilet facilities. It also results in <br />the loss of 3 bedrooms. Michael Falk stated that, in order to maintain the current bed <br />count, Good Samaritan is proposing to reconfigure existing space and add approximately <br />12 feet to the northeast residential wing, reducing the setback from to 12 feet. Two <br />additional bedrooms will be added in this area. <br /> <br /> <br />Mr. Falk pointed out that some parking stalls would be eliminated, but the site would <br />continue to provide spaces in excess of the city's requirements. <br /> <br />Mr. Falk summarized the engineering staffs comments including the need for review of <br />final grading plans by engineering staff at the time the building permit is applied for, and <br />that either a sidewalk needs to be constructed along Albert Street or a contribution be <br />made to the sidewalk fund as required. <br /> <br />City Planner Falk recommended that the Planning Commission recommend the approval <br />of the 12 foot setback variance request because the proposal would not result in traffic <br />visibility problem, the additions will match the current building, and would allow the <br />nursing home to maintain their existing bed count. <br /> <br />Chainnan Wietecki asked if the existing building would have to be brought into <br />compliance with the current design standards. Mr. Jopke responded that they would not <br />have to comply, because the expansion would not increase the size of the building by 10 <br />percent or add 20 percent to the market value of the property. <br /> <br />Member Wall questioned the size and type of landscaping proposed. <br /> <br />Tom Dunwell, Architect for the project, explained the alternatives that they have <br />developed to improve and update the facility. Mr. DW1well indicated that because of the <br />current moratorium on nursing home expansions and the demand for nursing home beds, <br />that it's important that this facility not lose any beds due to the remodeling and expansion <br />of the facility. Mr. Dunwell pointed out that the proposed expansion has the least impact <br />on the intersection of Albert and COW1ty Road B. Mr. Dunwell described the landscaping <br />and that the new bedrooms constructed would be larger than the existing due to having to <br />meet current standards. <br /> <br />14 <br /> <br />" <br /> <br />_.. -_.-.~. _.- <br />
