Engineering staff has reviewed this application and have made the following <br />recommendations: <br /> <br />a, A review of the final grading plans for the parking lot will be necessary at the time <br />of building pennit application. <br />b. A sidewalk along Albert Street or a contribution to the sidewalk fund will be <br />required, <br /> <br />4. At their July 12, 1995, meeting, the Planning Commission recommended approval of <br />Good Samaritan Center's request for a 12 foot sideyard setback variance at 1415 W, <br />County Road B. <br /> <br />Staff Recommendations: <br /> <br />The Good Samaritan Center has been in operation in the City ofRoseville since the late <br />1950's. The center has been operating at or near capacity for some time. It is the Center's <br />desire to improve the level of service to the residents through modifications to their <br />existing facility. The direction given to the applicants in 1994 was to concentrate their <br />efforts at the rear of the building away ITom County Road B, The design that <br />accomplishes this results in the loss of3 bedrooms. Granting a 12 foot sideyard setback <br />variance to the 30 foot requirement for comer lots, provides the opportunity to maintain <br />the current number of bedrooms for the facility. This wing is located far enough away <br />ITom the intersection of Albert Street and County Road B to not pose a traffic visibility <br />problem and will have the same architectural look that currently exists, Given this, staff <br />recommends approval of a 12 foot sideyard setback variance for the Roseville Good <br />Samaritan Center at 1415 W.
