<br />Excet:Pt of Kettler PUD for Rosetown Ridge <br />Amended April 22, 1996 <br /> <br />7. Additional Conditions of Approval. <br /> <br />To insure that the proposed development meets the City's standards for the approval of a planned <br />unit development, as set forth in Section 1008 (Roseville) Zoning Ordinance, the Development <br />shall also comply with the following conditions: <br /> <br />A. Prior to the commencement of site development activities by the DEVELOPER, the <br />DEVELOPER intending to commence activities shall have posted with the CITY a <br />landscape bond, a letter of credit, or other security acceptable to the City in an amount <br />equal to 150% of the cost of all site landscaping and site restoration. The specific amount <br />of this letter of credit, bond, or other security shall be determined by the Community <br />Development Director, following the completion of all site construction plans. <br /> <br />B. Park dedication requirements shall be satisfied by cash in lieu of land contribution based <br />on $400/townhouse unit. <br /> <br />C. The proposed cul-de-sacs in the townhome areas shall be 28 foot wide streets located <br />within 50 foot rights-of-way with a 5 foot easement on each side of the street. The cul- <br />de-sacs shall be a tear drop shape to facilitate maintenance and be located on 110 foot <br />wide rights-of-way, with a 5 foot easement on each side of the street. One side ofthe 28 <br />foot wide streets shall be posted for no parking. The developer shall provide a 5 foot <br />access easement for building maintenance purposes along east property line of the <br />VanSickle property. <br /> <br />D. The development portions of deed covenants shall be attached to and incorporated into <br />this PUD agreement to insure proper maintenance and architectural control. These <br />covenants shall reference the separation between Rosetown Ridge and the park property. <br /> <br />E. Until the regional storm pond east of Dale Street is resolved, a temporary pond shall be <br />installed on Outlot A of the Rosetown Ridge property. It is understood that this pond will <br />temporarily reduce the number of units by two (2). When the temporary pond on Outlot <br />A is removed, these two units can be constructed. <br /> <br />F. To provide screening for neighbors to the northwest, additional landscaping shall be <br />placed along Rosetown Court, and along the west property line subject to staff review. <br /> <br />G. The developer shall provide a drainage and grading plan subject to the approval of the <br />City which shall not impair any drainage from the two homes east of Rosetown Court and <br />which shall not result in any increase in drainage from the subject property to the two <br />homes east of Rosetown Court. All drainage grading shall conform to the plan approved <br />by the City. <br />
