<br />Excerpt of Kettler PUD for Rosetown Ridge <br />Amended April 22, 1996 <br /> <br />H. The developer has agreed to determine the feasibility of enlarging the project area to <br />include all homes east of Rosetown Court and south of County Road C. <br /> <br />I. That a 25 foot variance be approved allowing the building, porch, and/or decks to sit no <br />closer than -1..ithifl 5 feet to 6f the south property line provided the developer define the <br />property line with an ornamental fence or design approved by the Director of Community <br />Development. The building. porches. and/or deck on Lots 33 and 34. Block 2 shall be no <br />closer than 3.5 feet to the south property line and the buildings. porches. and/or decks on <br />Lots 15 through 22 of Block 2 shall be set no closer than 5 feet to the south property line. <br />Lots 15 through 22 and the developer shall stake the 5 foot setback on each lot. <br /> <br />J. The streets shall be privately constructed, with no assessments. <br /> <br />K. Additional right-of-way of 10 feet is required for both County Road C and Dale Street. <br /> <br />L. Sidewalk or cash contribution is required along Dale Street. <br /> <br />M. The proposed pond on the west side of Dale Street must be constructed outside of the <br />existing watermain easement. <br /> <br />N. All utilities and roads must be constructed using the City of Roseville specifications and <br />standards. Plans showing the locations of the sewer and water services are required <br />before final approval of the utility plans. The final construction plans for the roads and <br />utilities must be approved before any work can be started. <br /> <br />O. Road construction plans must be approved by Ramsey County for both of the County <br />Road C and Dale Street intersections. The removal of the curb and gutter and location of <br />the proposed new streets must meet Ramsey County standards. <br /> <br />P. Erosion plans must be approved and in place before work is started on the grading work. <br /> <br />Q. The driveway for the American Legion property that exists across Outlot B must be a <br />hard surface type of driveway. <br /> <br />R. No grading or tree removal can be done on any of the Central Park property without the <br />Park and Recreation Director's approval. Any plant materials and/or grading within <br />Central park shall be approved (and may be designed by) the Park and Recreation <br />Director. The developer shall place display materials in each model and provide each <br />potential buyer information regarding Central Park. the care of the park and its vegetation <br />and the permitted activities within Central Park. <br /> <br />S.
