<br />INTRODUCTION <br /> <br />Kettler Construction, Inc. welcomes the opportunity to both develop and build <br />townhomes on perhaps the most desirable piece of property that is available in Roseville <br />today. As both developer and construction company, Kettler Construction, Inc. can <br />provide the complete start to finish development package as a single organization, <br />maintaining architectural control as well as a timely completion schedule for the entire <br />project. We are <br />confident that this team. working together with the City ofRoseville, can create a quality <br />neighborhood that the residents will be proud to come home to and will be an asset to the <br />entire City of Roseville. <br /> <br />SITE DESCRIPTION <br /> <br />The overall site is located south of County Road C to Central Park and west of Dale <br />Street to Aladdin Street, including the Rosetown American Legion's former baseball field <br />but excluding the current American Legion Post facilities and their parking lot. The site <br />will be divided into two distinct parcels separated by a man-made pond. This pond will <br />serve two purposes: it will act as a storage pond designed to cleanse water run-off. and it <br />will also create walk-out and look-out opportunities for those adjacent townhomes. We <br />are currently studying a regional NURP sedimentation basin on the George Reiling <br />property, which is directly across Dale Street from this proposed site, that will serve both <br />our development and any future development on the Reiling property. <br /> <br />One parcel, Overlook Drive, will provide a single cul-de-sac street with its sole <br />entrance/exit onto Dale Street approximately 300 feet south of County Road C. It will <br />consist of26 townhome units, of which fourteen will be natural walk-out units <br />overlooking Central Park or the ponding area, and four will be lookout units. A berm <br />with trees and shrubbery will be built along County Road C between the existing single <br />family homes, to provide privacy and an aesthetic backdrop for those adjacent <br />townhomes. <br /> <br />The other parcel, Rosetown Court, will provide a sole entrance/exit cul-de-sac street onto <br />County Road C and will be built where the current American Legion driveway now exists. <br />The street will serve two purposes: it will provi~e access for the American Legion Post <br />activities as it does now as well as access for the townhome units. It will consist of 18 <br />townhome units of which 9 will be walk-out units. There will be berms with trees and <br />shrubbery built between the townhome units and the American Legion parking lot as well <br />as along Aladdin Street to provide privacy and act as a buffer. <br />
