<br />PLANNING OBJECTIVE <br /> <br />Our objective is to create an appealing owner occupied townhome neighborhood that will <br />offer its' residents a maintenance tree, careftee style of living that they've come to expect, <br />at an affordable price. All homeowners will participate in a townhome association which <br />will include maintaining the exterior of the buildings, lawn service, underground irrigation, <br />garbage removal, snowplowin8 sidewalks and driveways, fertilizing and landscape <br />maintenance to ensure the beauty and continuity of the entire development. <br /> <br />MARKETING OBJECTIVE <br /> <br />The market that we are targeting is sometimes referred to as "empty nesters". These <br />couples or individuals may have lived in Roseville their entire lives but now their children <br />have grown up and left home. They can't or may not want to maintain their single family <br />homes which now provide more space than they need, but they want to remain in <br />Roseville. In addition, they may be looking for housing with all their living needs on one <br />level with no steps. <br /> <br />THE FLOORPLAN <br /> <br />In order to reach and address the largest number of housing needs in Roseville, we are <br />proposing that all of the townhomes will start as one level slab on grade units of <br />approximately 1,595 square feet. Each unit will eonsist of two bedrooms on the main <br />level with additional space on the lower level for full basements, lookouts, or walkouts <br />where the topography pennits. Each unit will have a double attached garage <br />(approximately 440 square feet) with paved driveways and adequate parking in the <br />driveway for additional cars. The exteriors will be completely maintenance tree. <br />consisting of vinyl siding, aluminum soffits and fascia, steel overhead garage doors and <br />entry doors, and either brick or stone veneer. Each building will have the flexibility to <br />incorporate optional exteriors and each interior unit will have optional layouts to <br />accommodate the buyers needs. <br /> <br />PRICING <br /> <br />The basic slab on grade unit with no basement will start at about $140,000. That same <br />unit with a full basement, lookout or walkout will start at about $150,000. It will have the <br />same 1.595 square feet on the main level with an option to finish up to an additional 1,595 <br />square feet on the lower level. The location of the lot in the development will also dictate <br />price variances, with the walkout lots overlooking Central Park as the premium lots. <br />
