<br />ZONING <br /> <br />The Overlook Drive parcel is cutTently zoned R-I (single family residential), and the <br />Rosetown Court parcel is cutTently zoned B-1 (Business). Development of this site in <br />accordance with the objectives of Kettler Construction, Inc. and the community will <br />involve rezoning the property to a Planned Unit Development (p.UDJ P.D.D. is a <br />zoning district intended to create a more flexible. creative, and efficient approach to the <br />use ofland subject to the rules and regulations of the City ofRoseville. The P.U.D. <br />zoning can be approved by the City upon a finding that the rezoning will provide for <br />advantages beyond those available through conventional zoning. <br /> <br />I feel that changing the zoning ITom R-I is not out of character because there currently is a <br />duplex and a single family home on the southwest comer of County Road C and Dale <br />Street which is directly adjacent to the proposed townbome project and is currently zoned <br />R-2. The land directly across the street on the northeast comer of County Road C and <br />Dale Street is a three story 240 unit condominium building zoned R-3, and a 163 unit <br />townhome development. In addition, the land directly across Dale Street on the southeast <br />comer of County Road C and Dale Street is currently zoned for apartment units. And I <br />feel that changing the zoning on the Rosetown Court parcel will provide a better fit for the <br />existing neighborhood rather than the cutTent business classification. <br /> <br />FINANCING <br /> <br />The development and construction costs are intended to be financed solely by the <br />developer with no participation necessary by the City ofRoseville. <br /> <br />CONSTRUCTION SCHEDt IT .E <br /> <br />Development can commence immediately after final approval by the City staff, with <br />construction of a model home to begin at the same time as site grading. <br /> <br />SUMMARY <br /> <br />It is the intent of Kettler Construction, Inc. and its staff to take a prime piece of raw land <br />in the heart ofRoseville, develop and build on it, and give back a completed product that <br />is both attractive and affordable to the majority of homeowners. I am certain, through <br />personal experience, that there is a great demand and need for this type of housing in the <br />City ofRoseville. I feel that this type of housing addresses and satisfies that demand. We <br />at Kettler Construction, Inc. look forward to meeting that demand and are eager to begin. <br />
