<br />Plan of Operation and Narrative <br /> <br />for <br /> <br />Western Auto, Roseville, Minnesota <br /> <br />A. LOCA nON OF SITE <br /> <br />The proposed use is located at the northwest comer of Snelling Avenue and Oakcrest <br />Avenue. The site consists of two parcels as follows: <br /> <br />Parcel 1 - 81,000 square feet or 1.86 acres <br /> <br />Parcel 2 - 88,148 square feet or 2.02 acres <br /> <br />shown per the enclosed survey by Harry S. Johnson Companies, Inc. <br /> <br />B. NATURE AND TYPE OF BUSINESS <br /> <br />The Applicant will construct a 11,952 square foot building (approximately 101'- 4" by 125'- <br />4") on the site for a Western Auto Supply store. A paved area will accommodate <br />approximately 101 vehicles, including six designated handicapped spaces. This parking is in <br />excess of City Ordinance. The parking area will utilize down lighting to minimize glare or <br />unpleasant light escape. from the site. The building that will house the above facility will be a <br />single-story masonry structure. The entrance facade will be highlighted by an atrium-type <br />glass and aluminum foyer and architectural pediment. The basic color scheme of the building <br />will be as an accent feature. Neon lighting strips are concealed behind the black band on the <br />facade providing a pleasing night appearance. Seven service bays will be located on the north <br />side of the building. The building will not exceed 21 feet in height. The estimated cost of the <br />development is approximately $635.000. <br /> <br />C. ZONING <br /> <br />The parcels are zoned B-1 and B-2. Because of the dual zoning we are applying to rezone <br />the site to Planned Unit Development. <br /> <br />D. ADJACENT LAND USES <br /> <br />The proposed land use is abutted on the South across Oakcrest by <br />North of the property is a city park. To the East is Snelling Avenue. <br /> <br />.
