.. Plan of Operation and Narrative for Western Auto, Roseville, Minnesota G. SIGNAGE The Applicant will install a 25 foot pylon sign at a location as permitted by Roseville's sign ordinance. In addition, wall signs spelling out "Western Auto" in red letters are planned for the exterior of the building. The letters are approximately three feet in height. All signage will be internally illuminated. H. DUMPSTER/STORAGE AREA A combined screened dumpster area and enclosed storage area for old tires and batteries will be attached to the main facility. The dumpster and storage area are constructed of the same materials as the main building. No materials will be stored in visible areas; The storage and dumpster areas will be covered by a roof as required by city code. 1. ROOFTOP SCREENING The mechanical units are not screened because they sit far enough back from the parapet wall so that they are not visible from street level. J. DRAINAGE The impervious area of the site will be decreased from the current conditions. For this reason no detention storage is required or proposed. Storm drainage on the south side of the building is collected in a beehive type catch basin which drains to the north west comer of the site into a second catch basin. This second catch basin collects water from the remainder of the paved areas of the site. the pipe from this catch basin flows into a proposed water quality (NURP) pond. This pond has been designed to remove 58% of the phosphorus in the runoff. The pond drains into an existing catchbasin at the north east comer of the site. The pond has been sized for a fully developed site assuming that some day, with City approval, the remainder of this site could develop.
