SIGNAGE <br /> <br />The Applicant will install a 25 foot pylon sign at a location as permitted by Roseville's sign <br />ordinance. In addition, wall signs spelling out "Western Auto" in red letters are planned for <br />the exterior of the building. The letters are approximately three feet in height. All signage <br />will be internally illuminated. <br /> <br />H. DUMPSTER/STORAGE AREA <br /> <br />A combined screened dumpster area and enclosed storage area for old tires and batteries will <br />be attached to the main facility. The dumpster and storage area are constructed of the same <br />materials as the main building. No materials will be stored in visible areas; The storage and <br />dumpster areas will be covered by a roof as required by city code. <br /> <br />1. ROOFTOP SCREENING <br /> <br />The mechanical units are not screened because they sit far enough back from the parapet <br />wall so that they are not visible from street level. <br /> <br />J. DRAINAGE <br /> <br />The impervious area of the site will be decreased from the current conditions. For this <br />reason no detention storage is required or proposed. Storm drainage on the south side of the <br />building is collected in a beehive type catch basin which drains to the north west comer of <br />the site into a second catch basin. This second catch basin collects water from the remainder <br />of the paved areas of the site. the pipe from this catch basin flows into a proposed water <br />quality (NURP) pond. This pond has been designed to remove 58% of the phosphorus in the <br />runoff. The pond drains into an existing catchbasin at the north east comer of the site.
