<br />II t. ... <br /> <br />CALVARY BAPTIST CHURCH <br /> <br />11 AUG 95 <br /> <br />NARRATIVE <br />The current site is 6.3 acres bounded on the west by Lexington Avenue on the <br />south by Parker Ave on the north by Burke Avenue and on the east by existing <br />residential. Besides the existing church building there are three existing houses <br />on Parker Avenue. The houses will be removed. The existing temporary structure <br />to the south of the church and the large garage south of the church will be <br />relocated. <br /> <br />The proposed use of the land is to continue as church property with an addition to <br />the church building of around 32, 500 gross square feet on two levels and <br />additional parking for 101 cars. <br /> <br />Existing zoning is R-1 and no change is requested. <br /> <br />The church has been at this location since the early 1950's. They currently <br />worship a total of 740 people in three Sunday AM services with a membership of <br />861. Christian education runs simultaneously with the worship services. Various <br />programs meet during the week. A preschool meets in the original 50's portion of <br />the building five days a week, Monday through Friday. There is a church staff of <br />eleven people. They have been experiencing a 7% a year growth in attendance. <br /> <br />Currently there are 320 parking spaces for a sanctuary that seats 440. This is one <br />car for every 1.375 seats. An additional 101 parking spaces will be provided for a <br />new sanctuary of 780 seats. The result will be one car for every 1.853 seats. A <br />retention pond for the additional storm water runoff will be provided along the ' <br />north edge of the site. Five percent of the parking lot for green space includes the <br />small islands, the long strip island, and the north edge lost to the retention pond: <br /> <br />A variance is being requested for the height of the new sanctuary which is 40 feet <br />above the existing main floor level of 948.89' and 36 feet above grade at the south <br />face of the new addition. The height is required to achieve the correct acoustics <br />within the new larger sanctuary as well as accommodate the pipe organ at the <br />south end. This height is only at the center north/south axis of the new sanctuary. <br />Existing trees in the southwest corner of the site adjacent to the new sanctuary are <br />in the neighborhood of 50-60 feet in height. Because the roof slopes, the height at <br />the average mid point is only 28 feet. <br /> <br />The site currently handles the storm water runoff by roof drains and catch basins <br />that connect to the storm sewer in Burke Ave. The additional storm water runoff <br />created by this project in new hard surface of roof and paving will be retained in a <br />pond along the north edge of the parking lot. <br /> <br />Currently the trash is being stored in a dumpster within the garage to the south of <br />the church building. When the garage is relocated to the east edge of the property <br />a new dumpster enclosure will be built outside of the existing northwest door from <br />the sanctuary. This will be the closest location to the kitchen and activities that <br />generate a lot of waste. A new delivery drive is proposed also for this area. <br /> <br />There will be no roof top mechanical units that need to be screened. <br />
