<br />sanctuary is necessary to achieve the correct acoustics within the new sanctuary, as well as <br />to accommodate the pipe organ at the south end. The expansion of the church is to the <br />south, along Lexington Avenue. It is screened from the residential neighborhood, across <br />Parker Avenue by existing trees in the southwest corner of the site and along Parker <br />Avenue. Representatives from the church met with neighbors to discuss this project on <br />August 31, 1995. Reports from that meeting indicate that the expansion was fairly well <br />received by the neighborhood, as long as the existing trees were preserved and additional <br />landscaping added to the site. While not part of the variance application, staff has <br />indicated to the designer that additional landscaping will be required along the east <br />property line to provide screening to the residential neighborhood to the east. <br />Recognizing the need for volume for proper church acoustics and given the proposed <br />expansion is south along Lexington Avenue, creating as much separation as possible to the <br />residences across Parker Avenue, staff recommends approval of the Calvary Baptist <br />Church request for a variance to the height specification for R-l zoning districts. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Calvary Baptist Church request to allow for a 10ft. height variance to <br />allow the building to be built to a total height of 40 feet noting the acoustical and site <br />location ofthe organ hardships, subject to planning and engineering staff approval of: <br /> <br />a) traffic and parking plan <br />b) storm water retention plan along Burke Avenue <br />c) a complete landscaping plan for the entire site and especially along the east edge to <br />be completed and planted in the initial stage of reconstruction, and <br />d) landscaping to be planted within the parking lot to soften visual impact of the large <br />parking lot. <br /> <br />Staff Report by: Michael Falk . <br />
