Shryer <br />Avenue. <br /> <br />Background <br /> <br />1. Mark and Melanie Bowser own property at 1055 W. Shryer Avenue. The property has <br />128.31 feet ofrrontage on Shryer Avenue and is 298.17 feet deep. Given the size of the <br />property, it is the Bowser's desire to create two lots by subdividing the property with a <br />flag lot configuration. <br /> <br />2. The property the Bowser's would like to divide is 38,258 sq. ft. in size and is zoned R-l <br />Single Family. It has 128.31 feet of frontage along Shryer Avenue. Parcel B is proposed to be a flag lot. The City's code does not have provisions for flag <br />lots, however, it has been the City's past policy to consider flag lots where this <br />configuration is the only opportunity to provide access to developable property. In those <br />cases, the City has required a 30 foot wide opening to a public street. This provides an <br />opportunity for a 20 foot wide driveway with a 5 foot setback on either side. With this <br />design, any siting of a home on this lot would create a "front door view" facing either a <br />side or rear yard of adjoining properties. To some neighbors this raises the concern about <br />backyard privacy <br /> <br />4. The Bowser's application for the division of their lot with a flag lot configuration also <br />includes their request to vary rrom the policy of30 feet ofrrontage on a public street. <br />Their proposed lot design shows 25 feet offrontage on Shryer and they have indicated <br />that the driveway would be no wider than 15 feet. <br /> <br />1 <br />
