Civic Center Drive <br />RoseviJle, Minnesota 55113 <br /> <br />RE: APPLICATION FOR CONDmONAL USE <br />CAR X MUFFLER & BRAKES <br /> <br />Dear Mr. Falk: <br /> <br />Pursuant to our recent meetL.'1gs concerning the above, attached please find our final submission <br />package relating to our application for conditional use for a Car X Muffler & Brakes facility at <br />2215 North Snelling Avenue. The attached package is provided as an additional source.for <br />yourself, Planning Commissioners, City Council members and the Mayor, to provide more ease in <br />following our presentation while attempting to answer some of the more commonly asked questions <br />regarding such a development. <br /> <br />We are excited to present the following request for conditional use and believe the proposed <br />development to be the highest and best use for this site. Such belief is based on many factors, <br />most of which are addressed within the follo'wing presentation. However, additional benefits to the <br />proposed use include: <br /> <br />1. Low traffic/trip generation <br />2. High standards of presentation (aesthetics) <br />3. High standards of professionalism (customer service & cleanliness) <br />4. Area consumer need <br />5. Outstanding track record of operator (franchisee) <br />6. Low noise generator <br /> <br />The above advantages will be clearly demonstrated throughout our presentation. In addition, the <br />foHowing shall address each of the above as they relate to this project. <br /> <br />Included within the presentation materials is a traffic/trip generation report as completed by RLK <br />& Associates of Minnetonka, Minnesota.
