The applicant shall work with City Planning staff to make improvements to the buffer zone <br />and screen fence consistent with the master buffer plan currently under development by the <br />City landscape architect. <br />15. All exterior security and parking lighting shall meet the City Design Standards for <br />placement, intensity of light, and downcast lighting. <br />16. The applicant shall comply with the City Design Standards within the nont (north) parking <br />areas for customer and truck and trailer parking by paving, landscaping, and curbing as <br />required by September 30, 1996. <br />17. Prior to review and approval of the conditional use permit and extended exterior storage area, <br />the applicant shall post the necessary landscape bond (as required by the design standards), <br />and shall provide evidence of an easement or other permission to plant evergreen hedge <br />materials north of the north property line as shown on the landscape plan. <br />18. The applicant shall comply with the sign ordinance regarding the truck and trailer rental <br />operation. No pylon sign shall be allowed. An 8 foot monument sign may be permitted. <br />19. The applicant shall apply for a grading permit when constructing the 3 foot or higher berm. <br />20. The site plan and buffer plan dated 3/13/96 and application materials shall be considered part <br />of this permit. <br />21.
