<br />To Mike Falk <br />From Douglas Stroug a <br />Re Planning File 2811 <br /> <br /> <br /> <br />Date May 30 , 1996 <br /> <br />This file deals with a Conditional Use Permit at 2163 Snelling Avenue. The engineering staffhas r.eviewed this <br />proposal and has the following recommendations: <br /> <br />1. A 20.0 foot street and utility easement is needed along the north 20.0 feet of this property. <br /> <br />2.. Existing sidewalk will have to be removed as part of the new driveway openings. Replacement of <br />the sidewalk in those locations is required. <br /> <br />5. Erosion control plans are needed before a building permit is issued. All erosion controls must be in <br />place before grading is started. <br /> <br /> <br />3. The traffic could be a concern if it isn't controlled on site. <br /> <br />4. There is an existing sanitary sewer running north and south from County Road B to the service <br />drive. Care needs to be taken to protect this utility during construction. <br /> <br />6. All concrete curb and gutter and driveway work that has to be removed because of the construction must <br />be replaced per City ofRoseville'slRamsey County standards. <br /> <br />7. This property is under two legal descriptions. Before a permit can be issued they need to be <br />combined into one parcel of property. <br /> <br />8. The proposed new electric line is to close to the proposed water service. It should be 10.0 feet <br />away from it. <br /> <br />9. The plans show 6" PVC when 4" PVC is large enough. <br /> <br />10. The old existing water service should be used to serve this property not a new service. The size <br />of the new water service is proposed to be 1 ~" but 1" would be large enough. If the old service <br />is not used, the old one must be removed at the watennain. <br /> <br />--=, 11. The sign location does not meet set back requirements. <br /> <br />~ 12. A permit from Ramsey County is required to work in the County Road B right-of-way. <br /> <br />13.
