The plan calls for a totally reconstructed site with a 2,000 square foot convenience store <br />on the west side of the property and six pump islands. <br /> <br />The convenience store should generate approximately 1,515 trips per day. This is less than normal <br />primarily because of the size of the store, its location and the circulation on-site. It will generate <br />approximately 110 vehicle trips in the p.m. peak hour and approximately 90 in the a.m. peak hour. <br /> <br />We anticipate that most of the traffic will come from Snelling Avenue. Approximately 20% will <br />come from the west on County Road B, 10% from the north and 10% from County Road B east of <br />Snelling A venue. Traffic from the east will make right turns into the driveways from County Road <br />B, while the other traffic will enter from the north. The eastbound County Road B traffic will turn <br />at the frontage road and travel to the north side of the site before entering. Similarly, most of the <br />traffic will use the north driveways for exiting so they can either travel north or travel back to the <br />frontage road intersection on County Road B. In the p.m. peak hour, we anticipate approximately <br />30 vehicles making right turns into the southeast driveway and 10 entering at the southwest side. <br />Approximately 30 vehicles will make left turns out of the two north driveways with most at the <br />northwest. <br /> <br />Approximately 75% of the traffic will be pass by trips, or those already on adjacent roads such as <br />Snelling A venue, County Road B or the frontage road. Since many of them will already be <br />customers of the existing station, there should be very little "new" traffic added to any street in the <br />area. Most of the new customers will come from existing traffic and will be added as pass by traffic. <br />Thus, the only change in traffic will be some additional turns at the driveway locations.
