<br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 6-25-96 <br /> <br />Department Approval: <br /> <br />~/~r <br /> <br />Item Description: <br /> <br />Manager Reviewed: <br /> <br />ITEM NO.: G-7 <br /> <br />Agenda Section: <br /> <br />Hearing <br /> <br />Christopher Berg/Uno- V en Company request for a conditional use pennit <br />for a service station and convenience store at 2163 Snelling Avenue North. <br /> <br />Background <br /> <br />Uno-V en is proposing to construct a gas station/convenience store at 2163 Snelling Avenue <br />North. This site is in the northwest quadrant of Snelling Avenue and County Road B-2. The site <br />is currently occupied by a Union 76 station operating with a temporary leased building. Last <br />year, the Union 76 station was damaged beyond repair when hit by a service vehicle. The <br />building was demolished and removed from the site and the temporary facility was placed on the <br />site in order to maintain the existing operation. <br /> <br />A motor fuel station has been on this site since 1958. It is Uno-Yen's proposal to remove the <br />temporary facility and replace it with a 2,480 square foot convenience store and an 8 dispenser <br />fuel island. The site has numerous utility and road easements crossing or surrounding the site. <br />These easements limit the functional design alternatives for the site. <br /> <br />Development Review <br /> <br />I) LAND USE: The property under consideration is zoned B-3 General Business and is <br />designated for business purposes in the City's Comprehensive Land Use Guide Plan. Motor fuel <br />stations require a conditional use permit in the B-3 zoning classification. The property is .76 <br />acres in size (33,019 square feet) and is currently operating as a motor fuel station. Access to the <br />site is gained from both County Road B on the south and the West Snelling Frontage Road on the <br />north. <br /> <br />2) PROJECT MATERIALS: The project, as proposed, would involve the removal of the existing <br />structures and tanks on the site and the construction of a new 2,480 square foot convenience store <br />and an 8 dispenser fuel island under a canopy. No car wash is proposed and there will be no <br />automobile repair on the site. The building is proposed to be constructed of face brick, store <br />front glass, and a stucco/drivet front sign band. <br /> <br />3) ACCESS: Currently three accesses exist. Access to the site is proposed to be via two right-in <br />and right-out curb cuts from County Road B and two full turning movement access points onto <br /> <br />I <br /> <br />i <br />
