<br />NARRATIVE <br /> <br />Wally McCarthy Cadillac currently occupies a 6.05(+) acre site at 2325 Prior Avenue North in <br />Roseville. This variance request involves the parking setback on the south side of the dealership <br />(in front of the building) and does not affect the existing building or the current use of the land <br />and/or building. This is not a request to change or amend the current zoning. This property was <br />purchased by Wally McCarthy approximately five years ago and represents the second dealership <br />that Wally McCarthy owns in Roseville. The other being the Oldsmobile dealership at 2775 <br />Highway 35W. <br /> <br />Wally McCarthy has been in the automobile sales and service business in the Twin Cities area for <br />approximately forty-seven years. The firm has been an active member of the Roseville business <br />community for the past nine years. The dealership currently has seventy-five to eighty employees <br />at 2325 Prior Ave. North. <br /> <br />There are currently twenty-three parking spaces in ffont of the building for visitors and <br />automobile display. The lack of adequate onsite parking has resulted in visitors, as well as <br />administrative and sales staff, parking on Prior Avenue when onsite spaces are not available. <br />Better onsite parking for customers and the display of automobiles is necessary for an effective <br />"customer friendly" operation. In the past, customer focus groups have addressed the lack of <br />available onsite parking. <br /> <br />The businesses to the east of the dealership all have their parking and property lines very close to <br />the sidewalk and service road while the twenty-three spaces in ffont of the Cadillac dealership are <br />not only difficult to access, but are approximately 92 feet ffom the north edge of the service road. <br />There is a large right of way south of the south property line which has resulted in the parking <br />being much further ffom the service road than the parking associated with adjacent businesses. <br /> <br />Since the area to the south of the existing twenty three parking spaces in front of the building is <br />comprised of lawn area, right of way, service road and ffeeway, it is the request of Wally <br />McCarthy to reconfigure their parking on the south side of their building and extend the parking <br />surface to within 5 ft. of their south property line while still being approximately 52' to 59 '. ftom <br />the north edge of the service road. This would enable the dealership to gain an additional thirty <br />nine spaces. This would also eliminate parking on Prior Avenue and provide adequate on site <br />parking for customers, sales and administrative staff and automobile display. <br /> <br />Drainage would continue to flow as it currently does to the south and west. Utilities are in place <br />and will not be affected. <br /> <br />Wally McCarthy Cadillac respectfully submits this request for your consideration. <br />
