Kath Project <br />SEC Lexington & Roselawn Avenues <br /> <br />Dear Mike: <br /> <br />In connection with the revised plans submitted in mid-April concerning the noted <br />project, which will be reviewed by the Planning Commission on May B. I am <br />writing to summarize the revisions made to the previous site and building plans <br />reviewed by the Planning Commission on March 13.1996. The plans have been <br />revised in an effort to address conoerns raised by the public and the Planning <br />Commission members at the March meeting and we think the result is an <br />improved project. <br /> <br />The plan revisions are briefly summarized as follows: <br /> <br />1. In response to the concern expressed regarding "inconsistency <br />with the Comprehensive Planw, with respect to the 0..040 acre <br />northeast portion of the site currently zoned B-1. but designated in <br />the Comprehensive Plan for low-density residential use, the site <br />plan has been revised to provide a 75-foot wide by 230-foot long <br />green space/landscapeJbuffer area along the entire eastern <br />property line. Bruce Kath is even willing to place deed restrictions <br />on the property that would pr8s81V8 this area perpetually ag a <br />landscapelbuffer zone, with no building, paving, or other hard <br />s:;urface uses allowed. In contrast, the parcel currently zoned B-1. <br />while Intended to provide a buffer or transition between the <br />business uses to the west and the residential uses to the east, <br />could still be developed for a variety of B~1 permitted uses, <br />potentially placing a commercial building much closer to the single- <br />family residential neighbors to the east. <br /> <br />2685 Lons lake Roa.d <br />13.0.
