I fee] that the proposed self sevlce gas sudan/convenience stOre/car wash is not <br />needed In light of similar selVlces Wkhln a half moe north and south of it. Also, I think the <br />size of the proposed complex does not fit the neighborhood. <br /> <br />Ace's PhUllps 66 provided services (full service gas and vehicle repairs) that were not <br />otherw. available Immediately nearby. It occupied only a small portion of the comer, <br />Bod! the services and space occupied were more In keeping with the largely residential <br />neighborhood and the other businesses on the comer. I am comfortable knowing that <br />another business of some son will replace Ace's but do not favor the proposed plan, which <br />offers nothing new other than a car wash and occupies much more space. <br /> <br />As an 18 year resident on Roselawn Ave., a completely residential sueet (with the <br />excep'don of a church, which Is In keeping with the residential nature), I can .atteSt to the <br />high use of this weE!t. It Is particularly obvious late week day afternoons. This is not <br />necessarily bad, althoush I dislike the speed at which many of the cars travel. Folks use <br />Roselawn as a through route, which ImpDes that the RoselawnlLexlngum Intersection m!lht <br />be a lucrative commercial comer.
