As residents two homes away from the proposed development sight, we <br />wanted to outline a few of the points expressed at that hearing and to clarify our <br />feelings about the rezoning, conditional use permit, preliminary and final plat and <br />comprehensive plan amendment to construct a gas station/convenience store/car wash <br />at 1912 Lexington Ave. Please consider the following aspects of the request from <br />Bruce Kath: <br /> <br />Change Needed <br /> <br />The property at 1912 Lexington Avenue would benefit from development. A change is <br />imminent and positive. The question, however, is what is an appropriate development <br />for that property, that corner, this neighborhood? <br /> <br />Roadways Insufficient <br /> <br />A gas station/convenience store/car wash that would pump an estimated 300,000 <br />gallons of gas each month would serve more than 1,200 different gasoline customers <br />daily (based on Mr. Kath's average gasoline purchase of 8 gallons)! This is an <br />aggressive plan for an intersection where the current road construction allows for only <br />two lanes of traffic on Roselawn and three lanes on Lexington (Including a center turn <br />lane). Mr. Kath will undoubtedly be back to the city, county or state soon to request <br />that the roads are widened to serve the public interest. There goes our boulevards, <br />grass and neighborhood! <br /> <br />Page 1 of 3 <br />
