<br />Planning File #2813, Planning File Name: Bruce Kath <br /> <br />Where Has Our Grass Gone? <br /> <br />Change is a challenge, but is often appreciated when assimilated. We look forward to <br />a change that would serve the city residents, neighbors, and, yes even Mr. Kath. <br />However, consider the development seen/proposed within one block of Lexington and <br />Roselawn Avenues: <br />. Roseville Lutheran paved/built one half of Bruce Russell Park. Good for <br />them...a loss to the neighborhood. <br />. The Whalev Property has been leveled and where one home stood, 16 <br />townhouse units will be built. Good for the Whaley's, good for Gordy Howe, <br />good for the new property owners...a loss to the neighborhood. <br />. The Bruce Kath Properties is an aggressive, busy and noisy plan in a quiet <br />residential neighborhood. It will be lucrative for Mr. Kath, and business owners <br />need to make money. Good for Mr. Kath...a loss to the neighborhood. <br /> <br />Nothing is Forever <br /> <br />Mr. Kath is a responsible business owner, and I believe he is sensitive to his <br />neighbors. He may be willing to make compromises to gain approval for the conditional <br />use permit and rezoning for the property, and may have every intention to abide by <br />those plans, but businesses sell, and change continues. Mr. Kath's plans could change <br />just as quickly as the landscape of our neighborhood has changed, and the property <br />could be in the hands of a corporate oil company much sooner than anyone had <br />planned. The compromises Mr. Kath was willing to make would be lost in any sale of <br />the property and the neighbors would have to put up with yet another loss in the name <br />of progress. <br /> <br />Burning the Midnight Oil <br /> <br />All businesses at the corner of Roselawn and Lexington, the intersection of the <br />proposed project by Bruce Kath, currently close by 8 p.m. each evening, consistent with <br />their proximity to residential property. The request for a conditional use permit includes <br />a gas station/convenience store/car wash planned to operate well past 8 p.m. each <br />evening, dramatically changing the commercial and residential landscape of our <br />neighborhood. <br /> <br />Page 2 of 3 <br />
