<br />March 25, 1996 <br /> <br />Mr. Michael Falk <br />City Planner <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Mr. Falk: <br /> <br />We were just informed by our neighbors that the City of Roseville is considering allowing <br />Kath Companies to build a gas station/convenience store at the corner of Lexington and <br />Roselawn avenues. As we live just a half a block from this intersection, we are very <br />concerned about this development and would like to share our reasons for objecting to <br />this plan. <br /> <br />Several neighbors on Autumn Street have been concerned already about the number of <br />cars that speed down Autumn Street because they are trying to avoid the light on <br />Roselawn and Lexington. We know that these drivers have no business on our street and <br />we have been quite concerned about the safety of our small children who play in the front <br />yards. \Ve are fearful that with the increased traffic that a convenience store/gas station <br />would create, we will have an even greater problem with speeders. <br /> <br />Secondly, we are greatly disappointed that the City ofRoseville sold over half of the <br />Bmce Russell park space to the Roseville Lutheran Church. This, we feel, has lessened <br />the quality of our small community and quite possibly decreased the desirability of our <br />property to potential buyers. An addition of a high-traffic business just one halfbiock <br />from our door will certainly decrease it even further. <br /> <br />Thirdly, who needs another gas station/convenience store in this locale? We have two <br />Super Americas within two minutes of our door, not to mention Fina and all of the <br />convenience shops on Lexington and Larpenteur that are even closer. <br /> <br />Please listen this time to the neighbors of Autumn Street. We wrote and called asking to <br />save Bruce Russell Park and our concerns fell on deaf ears. Frankly, if this development <br />goes through we will be so turned off by the management of this city that we may leave it. <br />We have been tax payers for 17 years in Roseville and would like to continue to support <br />it, but we may need to sell before our property values fall due to Kath Brothers' <br />development. <br />
