(----------- ---- I April 1, 1996 I I i I I --- ~-- -- -- - ---- ------ ~ ------- Mr. Michael Falk City Planner 2660 Civic Center Drive Roseville, Minnesota 55113 Dear Mr. Falk: I wish to express my disapproval of Mr. Bruce Kath's proposed "megapumper gasoline depot," convenience store, and car wash at Lexington and Roselawn. I am astounded that the people on Oxford Street are ignoring the obvious fact that such a project will have a negative affect on the value of their property. Certainly it is of concern to me, inasmuch as my house is my biggest and most important investment. I am not naive enough to think that the site will ever be a park to replace the one taken away from our neighborhood; however, there are many types of businesses that would not detract from this area and would not have hours that would infringe on our ability to experience a peaceful enjoyment of our homes and yards. Mr. Kath promises that the hours will be from 5:00 A.M. to midnight, which is bad enough. What guarantee is there that he won't change his mind and keep the place open all night? Bear in mind that this type of business is open seven days a week. With hints that an unsavory element is gradually moving into Roseville, can't we do our best to keep the value of our homes and quality of life from eroding further? Do we really need another convenience store with its extended hours? And convenient for whom? For people who use those stores as a convenient source of money by means of holdups? We are even further dismayed by the article in yesterday's Pioneer Press informing us that the "megapumper gasoline depot" and convenience store are expected to open next fall. Nothing was said in the article about the car wash, an even greater disaster for our neighborhood. We thought the planning commission still hadn't voted on this issue. If that is so, why is Mr. Kath so sure that it will be built by fall? The fact that Mr. Kath is well known should have no bearing on whether the project merits approval. Please consider the feelings and wishes of those of us who live on Autumn Street when making your decision.
