2. All drawings dated are considered part of the conditional use permit. 3. Signage shall include brick standard for monument signage and building signs approved by City Planner. (No pylon signs shall be allowed). 4. Seventy-five feet along east side ofproject shall be permanently preserved as open space by recording of a scenic and ponding easement in favor of City by the developer. 5. Removal of all existing tanks, buildings, and signage shall be done prior to issuance of building permit. 6. All curb lines and new driveways shall be restored by the developer. 7. Hours of operation shall be 5:00 a.m. to midnight, Monday through Sunday. Truck deliveries and loading shall only occur between 7:00 a.m. and 9:00 p.m. 8. All trash shall be enclosed in buildings. 9. No outside sales are allowed on sidewalks, pump islands, or elsewhere on the site. 10. No loudspeaker music or use other than for safety and code requirements shall be allowed. II. All lighting shall be downcast lighting. The size, location, and design shall be approved by City Planner. 12. Equipment on the site, including vacuums, LP gas tanks, compressors, etc. shall be placed in a screened area beyond the building frontage. 13. Parking along the Roselawn Avenue side of the car wash shall be screened with a 4 foot screen wall and landscaping. 14. Ponding shall be placed east of the building as per plans dated IS. HV AC equipment shall be screened for noise and visual purposes by parapet walls or building material extensions. 16. The applicant shall work with City Engineer to review options for drainage system which minimizes potential fuel spills and run-off into the City storm water system. 17. The applicant shall adhere to all engineering recommendations in staff report dated May 8, 1996. 18. Sidewalks and street trees shall be installed by the applicant. Site location shall be approved by the City Engineer.
