The convenience store is at <br />the south side of the site with a separate car wash building on the east side. Pumps are now facing <br />in a north-south direction. <br /> <br />Traffic Volumes <br /> <br />The store size is very similar to the previously reviewed store of approximately 2,800 square feet. <br />The number of pump islands have been reduced from four to three. This should result in only a <br />slight reduction in the traffic volumes. Therefore, the numbers contained in our letter of <br />April 30, 1996 are reasonable. <br /> <br />Based on a comment received at the Planning Commission meeting, we have reviewed the several <br />sources of information regarding trip generation and feel that our numbers are reasonable. Our <br />numbers are based not only on the national publication, but on local counts and experience, and on <br />an understanding of the variation between different types of convenience store facilities. <br /> <br />The total number of new trips on Roselawn Avenue, east of the development, would be six to seven <br />vehicles in the a.m. peak hour and seven to ten vehicles in the p.m. peak hour.
