Previously, it was well laid out with ample room for <br />circulation between parking, gas pumps, car wash and driveways. The new site is rather compact <br />and does create some congestion concerns. <br /> <br />The driveways on Lexington A venue have been moved further north. This will make it more <br />difficult for traffic to enter and exit Lexington Avenue because of the potential backup of traffic from <br />the signal at Roselawn A venue. The north driveway is close enough so that three cars backed up <br />from the signal will block the north driveway. Six to seven vehicles will block the south driveway. <br />Previously, it took five vehicles to block the north driveway and nine vehicles to block the south <br />driveway. While this blockage will probably occur at the south driveway only during the p.m. peak <br />hour, it will create some on-site delays. We anticipate that southbound traffic will not use the <br />Lexington A venue driveways at heavier traffic times, but instead turn left onto Roselawn A venue <br />and then enter the site from the north. Thus, there should not be any major problems on Lexington <br />A venue for vehicles seeking access to the site. <br /> <br />On-site circulation is somewhat difficult. The driveways are not lined up clearly with the aisles. The <br />north driveway makes it rather difficult for traffic to reach the pump islands. A vehicle at the <br />northwest gas pump on the west side of the island will be a major obstacle to traffic attempting to <br />enter from Lexington Avenue and get to a gas pump. Fortunately, very little traffic should enter from <br />this driveway. <br /> <br />The distance between the pump islands and the parking at the north edge of the site is minimal. If <br />a vehicle occupies the full 18 feet normally associated with vertical parking, and there is IS feet <br />allotted for vehicles north of the pump islands, there is insufficient room for two-way traffic passing <br />between the parked vehicle and the vehicle at the gas pump. With a high volume of traffic going to <br />or coming from the Roselawn Avenue driveway, it is essential that there be circulation around and <br />past this parking and gas island traffic. The maneuvering at the northwest corner of the pump island <br />will be extremely tight. If there is a vehicle at the northwest pump island, it will be very difficult for <br />northbound traffic to make the corner around the vehicle and travel east to the Roselawn A venue <br />driveway. This could force more traffic to attempt to use the Lexington Avenue driveway. <br /> <br />Traffic traveling from Roselawn A venue to the parking area near the convenience store must also <br />either drive between the gas pumps or around the west edge. The distance between pumps is 20 feet <br />which will not allow a third vehicle to pass between two vehicles at the pumps. The previous site <br />plan had 30 feet which normally would allow that. The distance between the west pump island and <br />the curb line is approximately 25 feet. With 10 feet for a vehicle at the pumps, this leaves only a <br />one-way aisle at the west end. <br />
