Mr. Mike Falk
July 2, 1996
Page 4

of the building without considerable maneuvering. The position of the car wash building and the
gas pump islands means that any delivery by a semi-trailer truck will be extremely difficult.

Summary
In summary, the volume of traffic generated by the station will not create a high volume of new
traffic on Roselawn Avenue or any other adjacent street. This is similar to the comments made for
the previous site plans. This site plan, however, has created a significant number of conflicts on-site.
These conflicts are likely to create congestion at the entrances to both Lexington A venue and
Roselawn Avenue. It will also require a considerable amount of maneuvering by vehicles to reach
on-site destinations. The primary concern is that everything is extremely tight, and there do not
appear to be simple solutions by merely increasing sizes or radiuses.

If you have any questions regarding our comments or need any additional information, please feel
free to call me at 490-2045.

Sincerely,
Short Elliott Hendrickson Inc.

~~~
Glen Van Wormer, P.E.
Manager, Transportation Department
do
c: Jay Kennedy, City of Roseville
