Backl!round <br /> <br />Bruce Kath is proposing to construct a gas station/convenience store with a car wash at <br />1912 Lexington Avenue. The site is in the southeast quadrant of the intersection of <br />Lexington Avenue and Roselawn Avenue. The site is currently occupied by Ace's 66 <br />Service Station and automobile repair and a single story building at 1080 Roselawn <br />Avenue, currently occupied by a real estate firm. The service station building was <br />constructed about 1932 and the other commercial building was constructed in about 1956. <br />The property is bordered on the north by Roselawn Avenue, on the west by Lexington <br />Avenue, on the south by 22 housing units within 2 apartment buildings, and on the east by <br />single family residential land uses. Across (north) Roselawn Avenue is Suburban <br />Hardware and the newly approved 16 townhomes of Rose Villa. Across Lexington <br />Avenue (west) is the ReMax Realty building. <br /> <br />2. Develooment Summary <br /> <br />The property under consideration is zoned B-3 General Business, B-2 Retail Business, and <br />B-1 Limited Business. An automobile service station and car wash is a use permitted by <br />conditional use permit in the B-2 and B-3 districts but is not permitted in the B-1 district. <br />The applicant is requesting a rezoning of the entire site to B-2 Retail Business and a <br />conditional use permit for a service station store with a car wash. <br /> <br />The project will involve the demolition and removing of the existing structures and tanks <br />on the site and the construction of a new 6500 square foot service station store and car <br />wash. The car wash would occupy approximately 2000 square feet of the 6500 square <br />foot building. There will be no automobile repair facility on the site. The proposed <br />building is designed to accommodate future expansion of approximately 1550 square feet <br />to expand the station store to add a compatible retail tenant space. This space could <br />potentially be a restaurant also. The building will be slab on grade masonry construction <br />with brick and rock face block exterior and an asphalt shingle hip roof. A retention pond <br />will be constructed in the eastern portion of the site to handle storm water runoff A 6 <br />foot cedar screen fence is proposed along the east and south sides of the property to <br />screen the property from the adjacent residential uses. <br /> <br />Access to the site will be via accesses on Lexington Avenue and two on Roselawn <br /> <br />1 <br />
