The site plan incorporates four different pump islands, a relatively large <br />convenience store with a future restaurant expansion, two wash bays and a significant amount of <br />parking. <br /> <br />The convenience store and service station should generate approximately 2,050 trips per day. In <br />the p.m. peak hour, we anticipate that the store will generate approximately 135 trips. In the a.m. <br />peak hour, this store should generate approximately 120 trips. <br /> <br />The restaurant was based on 40 seats, or approximately 1,500 square feet. We estimate that the <br />restaurant will generate approximately 48 additional trips to the site in the p.m. peak hour, <br />discounting some trips which will be dual purpose for both the restaurant and the service station. <br />In the a.m. peak hour, we only anticipate 35 total trips to the restaurant. <br /> <br />We anticipate that most of the traffic generated will be using Lexington Avenue. In the p.m. peak <br />hour, we estimated that approximately 72% will be from Rice Street. Of this, about 66% of the <br />service station trade and 35% of the restaurant trade will come from traffic already on the street. <br />This is known as pass by traffic, and it is traffic which will divert from its normal trip past the <br />restaurant and service station to make a stop at the facility. <br /> <br />The total number of new trips on Roselawn Avenue, east of the development, with both the <br />convenience store and the restaurant inplace, would be 11 vehicles in the a.m. peak hour and 18 in <br />the p.m. peak hour. West of Lexington Avenue, the additional traffic on Roselawn Avenue from <br />both facilities would be 7 in the a.m. peak hour and 11 in the p.m. peak hour.
