During the rest of the day, the volumes will be significantly less. <br /> <br />Traffic entering and exiting the facility has a choice of four driveways, with the most frequently <br />used anticipated to be the west driveway on Roselawn Avenue and the south driveway on <br />Lexington Avenue. Vehicles leaving the car wash will probably use the east driveway on Roselawn <br />A venue. Most of the parking is on the north side of the building, and this traffic will also use <br />Roselawn A venue to the west. With these assumptions, the heaviest impact at any location is on <br />westbound Roselawn Avenue approaching Lexington Avenue in the p.m. peak hour. Total <br />additional volume added would be 52 vehicles. Most of those vehicles would be turning right to <br />go northbound on Lexington A venue. <br /> <br />The site plan has a significant amount of area for maneuvering. The gas pump islands have <br />adequate space around them so that vehicles at the island will not inhibit movement of traffic. The <br />only potential problem is traffic entering from the north Lexington A venue driveway seeking to <br />park in the spaces on the west side of the building. It is anticipated that these motorists will <br />eventually turn left on Roselawn and right into the westerly Roselawn A venue driveway to reach <br />the parking areas. <br /> <br />Traffic flow to the car wash is relatively easy. Some minor conflicts can exist between vehicles <br />leaving gas pumps and those going north in front of the building. This should not be any type of <br />a problem other than a temporary delay. Storage to the car wash is adequate with room for 14 <br />vehicles prior to any interference with circulation on the site. <br /> <br />Tank trucks servicing the underground tanks on the west side of the facility will have some <br />maneuvering to reach the area of the tanks. If they enter from Lexington A venue, they will be <br />forced to backup to properly maneuver over the pumps and be close to the west island. If they <br />enter from Roselawn Avenue, their turning area will be relatively large, but they will be able to <br />maneuver to the underground tanks relatively easily. <br /> <br />There is no dumpster shown on the site. It appears that trash will be maintained either inside or <br />in conjunction with the car wash bays. Because of the relatively large space, it does not appear that <br />maneuvering would be a problem for trash removal trucks. <br /> <br />Delivery vehicles apparently will use the north side access point. They will be competing with <br />parked vehicles, especially when the restaurant is in use. <br /> <br />The site provides 53 parking stalls which should be adequate for both the restaurant and the <br />convenience store. Parking for the convenience store is relatively plentiful and adjacent. <br />Maneuvering to the spaces, with the exception of from the north Lexington Avenue driveway, is <br />relatively easy and straightforward. However, it appears that the restaurant will be on the south <br />side of the building and the majority of the parking on north side. Thus, there will be some <br />competition for spaces near the south and west side of the building. The layout does provide <br />
