The proposed rezoning should be examined to determine whether this is the use the City <br />would ultimately like to see for this site. <br /> <br />2. The setback from the south right-of-way line of Rosel awn Avenue should be 15 feet to the <br />parking area. The plan currently shows 10 feet. <br /> <br />3. The outdoor air compressor and vacuum, as well as the car wash, could present a noise <br />problem especially for the single-family home directly to the east of the site. <br /> <br />4. There is no outdoor enclosed trash container shown on the plan. How will the owner deal <br />with trash collection? <br /> <br />5. Existing sanitary sewer easement should be shown on the site plan. There is a 7 1Iz-foot <br />easement existing along the south property line and a 20-foot easement along the east <br />property line. <br /> <br />6. A lighting intensity diagram needs to be submitted for the site. <br /> <br />7. Lexington Avenue is a major thoroughfare in the City. I would recommend that we limit <br />the number of accesses to one along Lexington Avenue. The traffic study performed by <br />SEH predicts that the north entrance will be "sparingly used", so it should not cause a site <br />problem by eliminating it. <br /> <br />8. The developer should consider 32-foot wide driveways. This is more typical for a <br />commercial driveway. Also, all driveway accesses require a permit from Ramsey County. <br />Contract Dan Soler at 482-5209. <br />
