<br />Mr. Mike Falk <br />March 1, 1996 <br />Page 3 <br /> <br />minimal opportunities for illegal parking, and it appears that some customers will be parking at the <br />north end of the lot and walking to the south end. <br /> <br />The driveways are located relatively far back from the intersection of Lexington A venue and <br />Roselawn Avenue. The two driveways on each street are along frontages of 310 feet and 230 feet <br />on the north and west sides, respectively. The westerly driveway on Roselawn A venue is <br />approximately 100 feet back from the stop line for Lexington Avenue, and therefore, should not <br />create any type of a problem. The north Lexington Avenue exit is likely to be sparingly used, and <br />therefore, should have few problems with the spacing between it and Roselawn A venue. <br /> <br />The driveways are all 30 feet in width which is adequate. Thirty-two feet has generally been more <br />of a commercial standard and could be considered. <br /> <br />All on-site corners appear to have adequate radii for the vehicles which will be using the site. <br /> <br />In summary, it appears that the site will generate relatively small volumes of traffic onto Roselawn <br />Avenue. It will be distributed adequately to driveways so as not to create a traffic problem. On-site <br />circulation is generally adequate with a few potential conflicts. Parking is plentiful, but may be <br />located on the far side of the site from the area of parking demand. <br /> <br />Because the traffic volumes are relatively small and with little impact, we have not provided any <br />diagrams or summary tables. They can be constructed if needed.
