<br />6126360183 EVEREST GROUP <br /> <br />800 P03 JUN 26 '96 16: 18 <br /> <br />Proiect Description: <br /> <br />This project will involve the demolition and removal of the two existing older <br />commercial structures from the aite and constructing of a new gas <br />station/convenience store with detached car wash. The new store will be <br />approximately 2,834 SF in size and thQ car wash facility approximately 1,800 SF. <br />The new store will not contain any automotive repair facility. The site is <br />designed with 22 parking stalls; 14 stalls are required by code. A retention pond <br />is designed in the southeastern area of the site to handle storm water run-off. <br />Access to the site will be via two driveway accesses on Lexington Avenue and <br />one on Roselawn Avenue. The facility will be owned by Kath Companies or an <br />affiliate, with the fuel sales operated by Kath Companies under an op9rating <br />franchise agreement with a national fueleupplier. <br /> <br />Deslfln and Materials: <br /> <br />The new buildings will be of slab..on..grade masonry construction with rock-faced <br />masonry block and brick exterior and an asphalt shingle hip roof. The retail <br />building is designed with predominantly brick exterior and rock...faced block <br />accent banding; the car wash building is designed with predominantly rock-faced <br />block exterior with complimentary brick accent banding, utilizing the same <br />materials as the retail building. The retail building design features a large <br />glazed entryway fronting toward Roselawn Avenue with a standing seam metal <br />roof element. A ground-mounted monument sign is proposed in the northwest <br />area of the site, with additional eignage on the building. Detailed sign plans will <br />be presented at a later date in connection with a separate sign permit <br />application. <br /> <br />The landscape plan emphasizes perimeter landscaping with a screen fence <br />along the south property line and the east property line 01 the convenience store <br />parcel. Landscape plantings include a variety of tree and shrub species <br />including Black Hills Spruce, Patmore Ash and Clump Serviceberry trees, <br />Cranberry, Honeysuckle, Dogwood and Euonymus shrubbery. <br /> <br />Plattina/Subdivision: <br /> <br />Four (4) existing unplatted legal parcels are proposed to be replatted into two <br />new lots Identified as "Lots 1 and 2, Block 1, Kath Companies Addition". Lot 1, <br />consisting of 39,984 SF, or 0.917 acres, is the gas station/convenience $tore <br />site. Lot 2! consisting of 31,797 SF, or 0.730 acres, borders the single-famIly <br />residential neighborhOod to the east. This parcel is not currently proposed for <br />development, other than the ponding area proposed in the soLrthern area of the <br />lot and designed to serve both parcels.
